DETAILS ON OUR HEALTHY BUILT HOME
Construction Impact: The property was previously part of a 90 acre farm, raising livestock and farming. There were minimal trees or brush on the property, due to its history. The only trees and brush disturbed during the construction was at the roadway, where we needed to make a drive onto the property. We planted new trees on the property; all were either native or drought resistant.
Energy and resource efficiency: The electricity source is standard power, provided by French Broad Electric Membership Corporation. The house also has active solar panels for the hot water. Icynene insulation is 3 ½” – 5” thick in the walls, and 5” – 9” thick in the roof. Vaulted ceiling R-20, above grade walls R-18, Foundation walls R 11.1. There are three zone heating systems throughout the house; on the first floor there is radiant heat, fueled by LP gas, assisted by solar panels. On the second floor, all the rooms have Runtal radiators. The air conditioning/heat pump systems are Mitsubishi mini-split ductless units. There are six throughout the house, controlled by individual thermostats. Finally, there is a wood burning fireplace in the living room. All the faucets are fitted with aerator restricting flow to 2.2 gpm. The Energy Star rating estimates the total utilities cost at $1899.00 annually.
Longevity: The house is timeless and should last a lifetime. The house has a standing seam metal roof, stucco finish, with stain/color mixed with the stucco, so there should be minimal exterior painting. The trim and fascia are Mirratech and the soffits are fiber cement boards, which should require little maintenance. The IPE decking, an exotic Brazilian hardwood, needs little maintenance. Sealing the deck annually should keep it looking beautiful, like the day it was installed.
Non-Toxicity: The house has a sealed crawl space with a dehumidifier, temperature and humidity monitor. It also has a whole house HEPA filtration system, which purifies indoor air and outdoor air intake. Sherman Williams low-VOC paint was used on interior walls. The flooring in the kitchen and laundry areas are stained concrete, bathrooms are ceramic tiles and the remainder of the house has bamboo flooring. The first floor is floating over a 100% natural cork with Microban underlayment and the upstairs flooring is glued down. All adhesives used in the house are ‘Green” products with no off-gassing. The counter tops in the kitchen are concrete, stained with a food grade stain and sealed with a citrus oil base.
Beauty: What is special about our house? Everything! We wanted the house to be unique and memorable, not only for the Healthy Built Home features but also for its style. The architectural style is a cross between contemporary and traditional with a touch of oriental design; with sleek and simple lines. An open floor plan, with glass guardrails on the stairs, lots of large windows, opaque glass interior doors and the fireplace has a stained concrete mantel and surround. 2100 heated square feet, three bedrooms, office, 2 ½ baths, laundry room, two-car garage with epoxy flooring, eat-in kitchen, dining room, great room and a wrap around deck. The master suite is everyone’s favorite, complete with a tiled wet room, featuring a shower system and a high-end whirlpool bath.
Ecosystem: The house is situated on the property with the southwest exposure for the solar panels to work most efficiently, giving it a beautiful setting on a knoll with beautiful views throughout the house. All the landscaping is either native or drought resistant plants; ten additional trees were planted. We used concrete pavers for the driveway, to control flooding and run-off. This house is in a country environment, yet it’s only twenty minutes from downtown Asheville. The property overlooks horse stables and pastoral views. The area is full of native plants, trees, wildlife, wild turkeys, and deer. Since this was a farming area not too many years ago, the ground is rich in nutrients for gardening and creating a native habitat.
Certification: This is a GOLD certified Healthy Built Home, with a score of 270. The energy rating is 5+Stars, with a HERS rating of 59. The house will have its power monitored for one year, to determine the average cost. We participate in the NC Green Power program to support the development of more renewable energy resources. This house was entered in the Asheville 2008 Parade of Homes and received two awards; the Gold Craftsmanship award and the Healthy Built Home award.
Development Impact: This home is in a rural setting on 1.49 acres. There are several other homes in the area; however the closest development to our house is approximately 2 miles away.
